UK Realty has become the first Maharashtra developer to roll out Slate Technologies' AI-powered "construction intelligence" platform across its sites, the companies said on 25 June, with a first phase covering ongoing projects in Andheri, Jogeshwari and Kandivali.

The Mumbai developer — founded in 2010, with over ₹11,400 crore of development under management and more than 7,400 homes under construction across the MMR — will use the California-based software for project management, quality inspection, site monitoring, procurement, safety analytics and delay prediction. The stated aim is fewer delays, tighter cost control and on-time handovers.

Construction delay is the single biggest source of buyer grievance and RERA disputes in the MMR, where under-construction timelines routinely slip. If AI-led project controls genuinely compress build cycles, that bears on delivery risk, holding costs and the credibility of the under-construction inventory that buyers pay for upfront.

One deployment is not a trend, and such tools return only as much as the site discipline and data behind them. Still, it is an early marker of how larger MMR builders are trying to compete on delivery certainty, not just price and location.
