Groundwork begins on the 126-km Virar-Alibaug corridor meant to ring the MMR

Construction has begun on the first section of the long-planned Virar-Alibaug Multimodal Corridor, with MSRDC starting groundwork on the Virar-Bhiwandi leg and land acquisition for the project now about 90% complete. The agency has set an internal target of roughly three years for the priority stretch's major works.

The access-controlled corridor runs about 126 km with 8 to 14 lanes, looping across Palghar, Thane, Mumbai Suburban and Raigad to link the northern and southern edges of the metropolitan region without funnelling traffic through central Mumbai. It is being built in two phases — a 96.41-km Navghar-to-Balavali first phase costing around ₹22,250 crore, followed by a 29.9-km Balavali-to-Alibaug section — and is expected to be operational towards the end of the decade.

For property, the corridor is a classic connectivity play. By tying together Virar, Bhiwandi, Kalyan, Panvel and the Navi Mumbai airport belt, it opens large tracts of cheaper peripheral land for warehousing, industry and housing, and reinforces the logic behind the 'Third Mumbai' growth area around the new airport.

As with any decade-long road project, the gap between groundbreaking and ribbon-cutting is where timelines tend to slip, and land and funding milestones will bear watching. But a continuous outer ring is among the structural shifts most likely to redraw where the next wave of MMR development lands.
