Reliance-led consortium wins Mumbai's 101-acre Gilbert Hill cluster redevelopment in Andheri West

A consortium led by Reliance 4IR Realty Development, Reliance Industries' real-estate arm, has won the bid to redevelop the roughly 101-acre Juhu Lane–Gilbert Hill slum cluster in Andheri West. Awarded through the Slum Rehabilitation Authority, the project is expected to deliver more than 28,000 rehabilitation homes for eligible residents, ranking among Mumbai's largest single redevelopment mandates.

The Reliance group, which includes Mahadev Realtors Juhu (an Aspect Realty entity), edged out bids from JSW Realty and Shapoorji Pallonji Real Estate. The winning developer must commit around ₹700 crore toward transit rent for displaced residents and post a ₹100 crore performance guarantee — terms meant to protect tenants through construction.

The award is being read as the first marquee deal under Maharashtra's recently introduced slum-cluster redevelopment framework, which lets developers consolidate scattered pockets into a single masterplan. Andheri West is one of the western suburbs' deepest resale markets, and a scheme of this size could reshape supply, pricing and the streetscape around the 66-million-year-old Gilbert Hill monolith over the coming years.

Cluster projects of this scale are long-dated and depend on resident consent, rehabilitation delivery and approvals before any saleable component reaches the market. The near-term headline is the mandate and the entrant — Reliance deepening its push into Mumbai redevelopment — rather than fresh inventory.
