MahaRERA cleared 10,379 projects in FY26, with MMR and Pune driving nine in ten approvals
Maharashtra's real-estate regulator registered 10,379 projects in financial year 2025–26, a record annual tally, according to figures reported from MahaRERA. The total comprised roughly 4,204 fresh registrations, 3,687 timeline extensions and 2,488 corrections to existing project plans.
The Mumbai Metropolitan Region and Pune together accounted for close to 90% of approvals, underscoring how concentrated the state's organised development pipeline remains. MahaRERA, established in 2017, is among the most active RERA bodies in the country.
A high registration count suggests a healthy supply of new launches and continued developer confidence — but the large share of extensions is a reminder that completion timelines still slip. For buyers, RERA registration is the basic check before booking, and the MMR–Pune concentration shows where most regulated inventory is actually coming to market.
Approval volume measures projects entering the system, not homes delivered or sold. Read alongside the regulator's recent action against lapsed projects, the picture is of a maturing market: more supply on the books, paired with firmer enforcement on the laggards.
