Pune's MHADA lottery draws 2.16 lakh applications for 4,186 affordable homes, underscoring deep demand

MHADA's Pune Housing Board declared the results of its 2026 lottery on June 25, allotting 4,186 homes across Pune, Pimpri-Chinchwad and the wider metropolitan region. The draw drew an extraordinary 2,15,965 applications — roughly fifty times the homes on offer — spanning the economically weaker, lower-, middle- and higher-income categories.

Of the total, about 3,322 units came through an inclusive-housing route, under which the state secures flats from private projects, and 864 under a social-housing scheme, with homes inside the Pune and Pimpri-Chinchwad municipal limits and PMRDA areas. The board has signalled another draw of roughly 3,000 homes later in the year.

The fifty-fold oversubscription is the headline: subsidised, price-controlled homes remain scarce relative to demand in Maharashtra's second-largest urban market. It mirrors the supply-demand gap visible across the MMR, where affordable new launches have thinned even as overall volumes stay strong.

A lottery allots only what little affordable stock the state can assemble; it does not, by itself, close the gap. But the application numbers are a hard signal of just how much price-sensitive demand sits beneath the headline premium-housing boom.
