A softer quarter and a war-driven cost spike test India's biggest homebuilders
India's listed developers are heading into a mixed June-quarter (Q1 FY27) scorecard, according to a Business Standard round-up of brokerage previews. JM Financial estimates its real-estate coverage will report cumulative bookings of about Rs 19,600 crore, down roughly 32 per cent year-on-year and 29 per cent from the prior quarter, blaming a high base and a thin launch calendar. Anarock pegged the sales drop across the top seven cities at about 6 per cent year-on-year, citing supply-chain disruption from the West Asia conflict. Among the majors, Nomura expects only Godrej Properties to show meaningful growth; DLF and Lodha launched no new projects in the quarter.
The sharper concern is costs. Anarock chairman Anuj Puri flagged steel prices up around 20 per cent and construction costs potentially rising as much as 5 per cent if tensions persist, with builders so far passing on only part of the increase, pointing to margin pressure rather than a full hand-off to buyers. Developers with large recurring rental income are seen as better insulated.
Why it matters for MMR: Mumbai-focused builders such as Lodha and Oberoi sit squarely in the premium segment that this report describes as resilient on demand but exposed on inputs and to more cautious NRI and West Asia buyers. If cost inflation sticks, it pressures either margins or eventual prices on projects across the region, and it helps explain why launches have been deliberately paced rather than expanded this quarter.
These are analyst estimates ahead of official results, not the companies' own reported numbers, and previews can miss. The signal to watch is whether approvals that slipped into the back half of the year convert into launches, and how much of the steel-led cost rise ultimately reaches homebuyers.
