Pune readies its first PPP metro as Line 3's Hinjewadi–Shivajinagar phase nears launch

Pune is on the verge of opening the first phase of Metro Line 3, the 23.2-km corridor linking Maan–Hinjewadi to Shivajinagar. Twelve of the line's 23 stations have cleared trial runs, and authorities have signalled a phase-one start around the end of June, though the exact inauguration date rests with the state government. The remaining stations and full operations are targeted for later in the year.

The line stands out as India's first metro built on a public-private-partnership model, executed by Pune IT City Metro Rail — a joint venture of the Tata Group and Siemens. It connects Hinjewadi's sprawling IT belt with the city centre, a daily commute long throttled by road congestion.

Transit lines tend to reset property demand along their alignment. Local brokers have reported double-digit price gains in stretches between Hinjewadi and Shivajinagar in anticipation of services, and the PMRDA has projected the corridor could lift area property values materially over the next few years.

For Maharashtra's wider property map, Pune remains the second-largest housing market after MMR. New transit spines typically redistribute where launches and demand concentrate — a pattern MMR has seen repeatedly along its own metro lines, and one worth watching as Pune's network expands.
