Mumbai's society redevelopment could unlock nearly 59,000 homes worth ₹1.5 trillion by 2031

Knight Frank India estimates that Mumbai's society-redevelopment pipeline could unlock close to 59,000 new homes worth roughly ₹1.5 trillion by 2031, reinforcing redevelopment as one of the primary engines of the city's future housing supply. The number of societies that have signed developer agreements has crossed 1,094 — the highest since 2020 — together freeing up about 432 acres across the city.

Momentum has picked up sharply this year. The first ten-odd weeks of 2026 alone accounted for more than 30% of all developer agreements signed in either 2024 or 2025, a pace the consultancy links to policy reforms such as DCPR 2034 and the state's self-redevelopment push, which are nudging projects toward larger, cluster-scale parcels. Over their lifecycle, these projects are expected to generate upward of ₹9,115 crore in stamp-duty revenue.

For buyers and owners, redevelopment is increasingly where fresh supply comes from in a land-starved city. Established western and central suburbs — Borivali, Andheri, Bandra and Ghatkopar among them — continue to attract the most interest, helped by settled social infrastructure and steady end-user demand.

These pockets are worth tracking as completions land; in a sample of registered deals in Finclara's ledger, newer-construction and redeveloped stock in the western suburbs remains a useful reference point to watch. How quickly the pipeline converts will hinge on approvals, financing and construction-cost trends.
