Nisus Finance Services (NiFCO), a Mumbai-listed real-estate-focused financial services firm led by Amit Goenka, said it plans to raise up to Rs 4,000 crore through a new India-UAE investment platform targeting real estate and urban infrastructure. The move builds on the firm's expanding presence in the UAE, where it has backed projects in Dubai.

Nisus operates across transaction advisory and fund and asset management, channelling institutional and high-net-worth capital into property and infrastructure assets. The new platform is part of a stated push to scale assets under management and deepen its cross-border franchise between India and the Gulf.

For Indian real estate, the announcement is another sign that alternative capital — private funds and cross-border platforms rather than only banks — is becoming a bigger source of project finance. Gulf capital in particular has been increasingly active in Indian property, a trend with implications for funding in high-demand markets including the MMR.

The Rs 4,000-crore figure is a fundraising target, not committed capital, and platforms of this kind deploy over time and across cities. Its relevance to any single market will depend on where and how the money is ultimately invested.
