Mumbai logs its best May for property registrations in 14 years, even as stamp-duty take dips

Mumbai registered 12,315 properties in May 2026, a 7% rise from a year earlier and the strongest May in 14 years, according to Knight Frank India. The state collected more than Rs 1,051 crore in stamp duty from the city's deals during the month.

Notably, while registrations grew, stamp-duty collections edged down about 1% year-on-year — a divergence the consultancy attributes to a shift in the transaction mix toward different ticket sizes and segments. More deals were registered, but their composition pulled average duty per deal lower.

Sustained registration volumes suggest end-user demand in Mumbai remains resilient despite elevated prices and steady home-loan rates. The mix shift is worth watching: it can signal where momentum is moving — for instance toward more affordable units or first-time buyers — rather than a uniform pickup across price bands.
