Mahindra Lifespaces posts 67 per cent profit rise as completions hit the books

June-quarter net profit reached about ₹85.5 crore, but the revenue jump reflects completion-based accounting more than a shift in demand.

Mahindra Lifespace Developers reported consolidated net profit of ₹85.55 crore for the quarter ended 30 June 2026, up from ₹51.26 crore in the same quarter a year earlier — a rise of roughly 67 per cent. Revenue from operations came in at ₹962.13 crore against ₹31.97 crore in the year-ago quarter, and consolidated profit before tax rose to ₹111 crore from ₹41.60 crore. Basic earnings per share were ₹4.01 versus ₹2.93.

The scale of the revenue swing needs context. The company recognises residential revenue on project completion under Ind AS 115, so a quarter in which projects are handed over looks dramatically different from one in which they are not. The year-ago base of ₹31.97 crore reflects that lumpiness rather than a collapse and recovery in sales.

Why it matters for MMR: the Mumbai region is a core market for the developer, and completion-linked recognition means these numbers describe what was delivered, not what was sold. Pre-sales and collections remain the cleaner quarterly read on underlying demand, and are the figures worth comparing across listed developers.

The quarter also lands in a busy reporting season for listed real estate. Godrej Properties has scheduled its Q1 FY27 earnings call for 4 August, which will add another data point on whether the sector's premium-heavy strategy is still converting into bookings.
