India added 258 MW of data-centre capacity in six months, Savills reports

New capacity additions rose 59 per cent year on year in the first half of 2026, taking the operational base to about 1.8 GW of IT load.

India added 258 megawatts of new data-centre capacity in the first half of 2026, a 59 per cent increase over the 162 MW added in the same period of 2025, according to a report by Savills India. The additions take total operational capacity to roughly 1.8 GW of IT load, which the consultancy projects will exceed 7 GW by 2030.

Hyperscale facilities account for 36 per cent of operational capacity, enterprise-focused sites 8 per cent and edge facilities 1 per cent, with the remaining 55 per cent serving both hyperscale and enterprise customers. Savills noted that demand in the broader colocation market has moderated as enterprises shift to cloud services, while hyperscaler and large-enterprise demand continues to drive expansion. It also flagged interest from neo-cloud providers evaluating India on cost and digital-infrastructure grounds.

Why it matters for MMR: this is, in land terms, an industrial real-estate story. Savills identifies reliable power and suitable land parcels as the binding constraints on development — and the Mumbai region, long India's largest data-centre market, is where both have been most contested. Large plots with grid capacity in and around Navi Mumbai and the Thane belt now compete for the same land that warehousing, logistics and, at the margin, housing would otherwise absorb.

The caveat is the usual one for this sector: announced capacity, contracted capacity and commissioned megawatts are three different numbers, and power tie-ups are the slowest link in the chain. Savills itself notes that state government support will shape where the next tranche of capacity actually lands.
