A stalled dashboard revives the oldest question in RERA enforcement

Industry reporting flags a six-month gap in MahaRERA's district-wise recovery data, reopening the distinction between winning an order and being paid.

Mumbai Property Exchange reported on 21 July that MahaRERA's district-wise recovery-warrant dashboard has not been updated for around six months. The dashboard covers the enforcement stage of the process — what happens after the regulator has ordered a developer to refund money, interest or compensation and the developer has not paid.

The mechanics explain why the gap matters. MahaRERA can issue a recovery warrant, but execution sits with the district collector, who recovers the amount as arrears of land revenue by attaching bank accounts or auctioning developer assets. A warrant issued is therefore not money received, and the handoff from regulator to revenue office is historically where cases slow. Prop News Time reported in February that buyers were still seeing warrants stall at that stage even after MahaRERA revised its standard operating procedure.

District-level figures give a sense of the backlog. Punekar News reported in January that 186 warrants worth about ₹146.5 crore were awaiting execution in Pune district alone, and that the collector had directed revenue officials to clear pending warrants.

Why it matters: an unupdated dashboard does not prove that recoveries have stopped, and individual cases may well be progressing. But public tracking is what allows buyers, advisers and lenders to judge whether enforcement works before they rely on it. For anyone assessing a project today, the practical takeaway is that a MahaRERA registration number certifies registration — not a developer's record of actually paying what it has been ordered to pay.
