Prestige pays ₹110.75 crore for 2.35 acres next to its Mulund township

Prestige Estates has acquired a 2.35-acre land parcel in Mulund West for a total consideration of ₹110.75 crore, in a transaction registered on 16 July. Reports on the deal say roughly ₹80 crore was paid in cash, with the balance settled through 14 apartments and 28 car-parking spaces, and that stamp duty of about ₹6.64 crore was paid. The land was held by Shamvik Glasstech and General Glass Company and carries an existing built structure of about 4,638 sq m.

The plot adjoins the developer's existing Mulund development, which makes this a consolidation rather than a market entry. That distinction matters for anyone reading it as a supply signal: a land purchase is the start of a development cycle, not a launch. Approvals, product mix, pricing and possession timelines are all still open.

Why it matters: the structure is the more interesting part of the transaction. Settling part of the consideration in constructed area lowers a developer's upfront cash outlay, and it is showing up more often as builders compete for the shrinking supply of clean, mid-sized suburban parcels in Mumbai.
