MahaRERA has placed the registrations of 1,750 lapsed housing projects in abeyance across Maharashtra, and has begun the process of suspending another 1,137 whose developers let their declared completion dates pass without updating status. The action targets builders who failed to renew registration, file completion certificates, or formally deregister, as required under RERA.
The Mumbai Metropolitan Region carries the largest share — 761 of the abeyance cases — followed by Pune with 628. Once a project is marked lapsed, the developer must halt all marketing and sales, cannot register new sale agreements or accept fresh payments, and faces freezing of the project's associated bank accounts.
For buyers, the freeze is a double-edged signal. It flags projects where money should no longer change hands, which protects newcomers — but it can also leave existing purchasers in limbo while paperwork or stalled construction is sorted out. The concentration in MMR underscores how much of the region's supply runs behind its promised timelines.
