MHADA's 2026 affordable-housing pipeline grows as demand keeps dwarfing supply

The Maharashtra Housing and Area Development Authority has been expanding its 2026 affordable-housing pipeline in the Pune region, pairing a Pune Board lottery of roughly 3,000 homes across Pune, Pimpri-Chinchwad and the PMRDA area with a separate first-come, first-served scheme of nearly 300 apartments. Several projects, including units at Tathawade, have been nearing completion.

Demand continues to dwarf supply. MHADA has reported applications running far ahead of the few thousand homes typically on offer in a given draw — a gap that underlines how thin the formal affordable-housing supply remains against the appetite for it, especially in the lower-income categories.

While the latest schemes are centred on the Pune region, the dynamic is the same one that shapes the Mumbai Metropolitan Region: state agencies remain among the few reliable sources of genuinely affordable, regulated stock, and their lotteries draw outsized interest because private supply at those price points is scarce.

For buyers priced out of the open market, MHADA draws are one of the few structured routes to ownership — but the long odds mean they are no substitute for broader supply. The pipeline is worth watching as a barometer of where affordable demand is concentrated across Maharashtra.
