Real-estate deal-making nearly triples to $2.3 billion in the June quarter

Grant Thornton Bharat counts 39 transactions in Q2 2026 as private equity returns and the public-market window reopens — even as housing capital thins sharply.

India's real-estate sector recorded 39 deals worth about $2.3 billion in the June quarter, according to Grant Thornton Bharat's latest Real Estate and REITs Dealtracker. That is nearly triple the roughly $793 million logged across 33 transactions in the March quarter, and up about 83 per cent from a year earlier.

Private equity did the heavy lifting. The largest transaction was Mindspace Business Parks REIT, with 360 One Alternates, acquiring Radial IT Park for around $323 million, and commercial assets took the biggest share of value with a dozen deals worth close to $1 billion. The public-market window also reopened: two IPOs and two institutional placements — led by the Bagmane Prime Offices REIT listing and a Brookfield India REIT QIP — raised roughly $782 million between them.

The soft spot was housing. Reports on the tracker note residential investment fell steeply from the previous quarter, leaving developers to fund growth from their own record collections rather than external private capital — a pattern visible in this earnings season's results.

For Mumbai, capital concentrating in offices and REITs is a familiar tailwind: the city anchors several listed office portfolios and remains the deepest commercial market in the country. Quarterly deal data is lumpy, but the revival of listings and placements is the clearest signal in the numbers.
