Lodha doubles quarterly profit to a record ₹1,373 crore as collections surge

India's largest listed developer by pre-sales opened FY27 with its best quarter yet, pairing a doubled bottom line with a lighter balance sheet.

Lodha Developers reported a consolidated profit of about ₹1,373 crore for the June quarter, roughly double the year-ago figure and the highest quarterly profit in the company's history. Revenue from operations rose about 43 per cent to just under ₹5,000 crore. The board approved the results on July 24, with an earnings call scheduled for July 27.

The operating engine behind the print was collections. Lodha gathered ₹4,205 crore from customers during the quarter, up around 46 per cent year on year, against pre-sales of ₹4,629 crore. Net debt fell by ₹446 crore over the three months to ₹4,931 crore, helped by operating cash flows rather than fresh equity.

For the Mumbai Metropolitan Region the result matters because Lodha, formerly Macrotech Developers, concentrates most of its pipeline here — from Lower Parel and Worli to Thane and the Palava-Dombivli belt. A record profit alongside falling debt gives the company room to keep buying land and launching projects into the festive half of the year.

Coming days after Oberoi Realty's strong opening quarter, the print is an early sign that FY27 has begun well for Mumbai's listed developers. The July 27 call should clarify full-year launch and business-development guidance.
