MHADA's Konkan board readies a lottery of up to 8,000 homes across MMR
MHADA's Konkan Board has begun preparing its next housing lottery, covering roughly 7,000 to 8,000 homes across four municipal-corporation areas of the Mumbai Metropolitan Region. Board chief officer Dr Vishal Rathod has indicated the application process could open within the next one-and-a-half to two months, once details of completed units are compiled.
A notable slice — around 3,000 flats — will come from private builders' projects offered through the 20 per cent inclusive-housing scheme, alongside MHADA's own stock. Homes in these draws are typically priced 20 to 40 per cent below prevailing market rates, which is why demand runs hot: last year's 5,285-home Konkan lottery attracted about 1.16 lakh applications.
The geography is the story. Thane, Navi Mumbai, Kalyan-Dombivli and Vasai-Virar are where MMR's affordability equation now lives, helped along by metro corridors and new road links. The contrast with the Mumbai board's own 2026 draw — where some higher-priced city flats struggled to attract applicants — suggests the appetite is strongest for genuinely affordable stock in the growth corridors.
For buyers weighing a registry-priced resale against a lottery ticket, the upcoming draw adds a meaningful supply event to the second half of 2026. The formal advertisement, pricing and schedule are the next things to watch.
