Liases Foras pegs Chhatrapati Sambhajinagar as Maharashtra's next real-estate hub

DMIC-led industry, the Samruddhi expressway and the AURIC node are reshaping the Tier-II city's housing and commercial corridors.

A new report from real-estate research firm Liases Foras, released on June 12, casts Chhatrapati Sambhajinagar — formerly Aurangabad — as one of Maharashtra's most promising Tier-II property markets. It credits a convergence of large industrial investment, the Delhi-Mumbai Industrial Corridor (DMIC) and improving connectivity for reshaping the city's housing and commercial landscape.

The Samruddhi Mahamarg expressway has strengthened the city's position as a strategic node between Mumbai and Nagpur, while industrial clusters at Waluj, Chikalthana, Shendra and Bidkin — anchored by the AURIC smart-city node on the Shendra–Bidkin corridor — drive employment. The report flags Beed Bypass Road and Paithan Road as the busiest transaction corridors, with open plots along Beed Bypass seen appreciating toward roughly ₹5,500 per sq ft.

For a property map long dominated by MMR and Pune, the rise of credible Tier-II markets matters. As manufacturing and jobs follow the Samruddhi and DMIC, housing and commercial demand tend to follow — easing some pressure on the saturated coastal metros over time. The report notes the south-east and south-west suburbs already account for about 60% of the city's residential activity.

It remains early, and Tier-II momentum can be uneven. But for developers and investors scanning Maharashtra beyond the coast, Sambhajinagar is increasingly on the shortlist of places to watch.
