Union Living adds 2,000 managed beds across Mumbai, Pune and Ahmedabad in co-living push

Union Living, a managed-accommodation platform for students and working professionals, said on June 18 that it is adding more than 2,000 beds across Mumbai, Pune and Ahmedabad. The rollout is led by a 450-bed flagship in Mumbai's Bandra-Kurla Complex, a 1,000-bed property in Pune's Baner, a 200-bed block in Kharghar in Navi Mumbai, and a 250-bed site in Ahmedabad.

The company, which describes itself as bootstrapped and profitable, said it is targeting annual recurring revenue of about ₹100 crore in 2026-27, up from roughly ₹45 crore as of March 2026, and has signed build-to-suit projects expected to add several thousand more beds over the next two years.

For the MMR market, the move is a useful read on a segment that rarely makes headlines: professionally managed rental and student housing. As campuses, offices and global capability centres cluster around nodes like BKC and parts of Navi Mumbai, demand for furnished, serviced beds has been rising — and operators increasingly sign long leases or build-to-suit deals with landowners rather than buying outright.

For owners of land and buildings near these hubs, that points to an income stream beyond an outright sale; for the broader market, it adds a layer of organised rental supply alongside the traditional buy-to-own pipeline.
