SRA lines up 850 acres of mega slum clusters across Wadala, Jogeshwari and Bandra East

The Slum Rehabilitation Authority has sent proposals to the Maharashtra government's high-powered committee to redevelop three of Mumbai's largest slum belts as integrated clusters: the Antop Hill–Wadala Truck Terminal region (around 450 acres with nearly 65,000 hutments), Majaswadi in Jogeshwari East (about 260 acres, around 50,000 hutments) and Behrampada in Bandra East (over 140 acres, roughly 12,000 hutments). Together the sites span more than 850 acres, though final project boundaries and eligible-hutment counts are yet to be fixed.

The route is the slum cluster redevelopment scheme notified in November 2025 for contiguous settlements of 50 acres or more. Developers compete through bidding, with the highest land premium offered to the SRA securing the redevelopment rights and the sale component. The template is the 101-acre Juhu Lane–Gilbert Hill cluster, awarded to Reliance Industries' realty arm after a contested bid against major developers, and the SRA has identified 18 such sites citywide.

The stakes for the property market are unusually direct. Behrampada presses against BKC's northern edge, and the Wadala belt anchors the eastern corridor's business-district ambitions — cluster rehabilitation on this scale would unlock land in two of the city's most supply-starved locations while rehousing well over a lakh families between them.

The sober note: cluster projects of this size have historically taken decades, with consent, eligibility mapping and transit housing the usual friction points. Committee consideration is a first gate, not a groundbreaking.
