Mumbai closes its strongest first half since 2013 with over 80,000 registrations

BMC-area registrations rose 6% in H1 2026 and June set a 14-year high, even as developer-sales surveys read softer.

Mumbai city (BMC limits) recorded 80,221 property registrations in the first half of 2026, up about 6 per cent year on year and the strongest first half since 2013, according to registration-department data cited in multiple reports. Stamp duty from these transactions rose roughly 4 per cent to ₹6,968 crore. June alone contributed around 13,300 registrations — reported as the highest June tally in fourteen years — with duty collections crossing ₹1,000 crore for the month.

The mix is telling: reports point to a higher share of mid-market deals than a year earlier, suggesting demand is broadening across buyer segments rather than concentrating in luxury, which drove much of 2024–25's headline value.

The registration ledger also reads firmer than developer-sales surveys, which showed a softer Q2 for new bookings across India's top cities. The difference is coverage — registrations capture primary and secondary deals alike, and Mumbai's resale market has stayed busy as earlier rate cuts continue to work through home-loan pricing.
