SEBI's REIT-as-equity rule opens the door to index inclusion from July 1

India's market regulator has cleared the path for real-estate investment trusts (REITs) to be added to equity indices from July 1, the close of a six-month cooling period that began when SEBI reclassified REIT units as "equity-related instruments" for mutual funds and specialised investment funds on January 1. Industry body AMFI has been directed to sort REITs into large-, mid- or small-cap buckets by market value.

The change applies to REITs alone; infrastructure investment trusts (InvITs) stay classified as hybrid instruments, and REIT units already held in debt mutual-fund schemes at end-2025 are grandfathered. The effect is to make REITs more visible to equity fund managers and, in time, to passive index money.

The shift matters for Mumbai. India's listed REITs are dominated by commercial office assets, and the city holds the country's largest pool of REIT-ready office stock. Easier institutional access strengthens the financing backdrop for the Grade-A office market anchoring precincts such as BKC, Lower Parel and Powai.

How much fresh capital actually flows will depend on index rules and investor appetite. But treating listed property as mainstream equity is a structural change in how real-estate capital is raised and recycled in India.
