Raymond Realty has signed a joint development agreement for a residential project in Parel with an estimated gross development value of about ₹8,500 crore — the Thane-anchored developer's first project in South Mumbai and its largest outside its flagship Thane land bank. The company announced the agreement on July 15.

The Parel scheme is Raymond Realty's eighth joint development in Mumbai and lifts its total portfolio GDV to roughly ₹52,000 crore. The company has leaned on the asset-light JDA route to expand beyond the land it owns in Thane, and the new project is being positioned as a premium development with sea views.

The move deepens an already crowded premium pipeline in the mill-lands belt. Parel and Lower Parel have drawn a procession of listed developers through redevelopment and JDA structures — a product of the same scarcity of open land that produced the ₹530-crore Kalachowki SRA deal registered the same week. The Sewri–Worli elevated connector, targeted for completion in late 2026, is expected to tighten the belt's links to Worli, BKC and the Sea Link.

For the micro-market, the question is absorption: several thousand crore of premium inventory is now converging on a corridor whose buyers are simultaneously being courted by Worli's luxury towers a short hop away.
