Oberoi Realty banks Rs 8,109 crore at its first Gurugram launch, its biggest single-project sale yet

The Mumbai developer sold more than 460 luxury homes priced upwards of Rs 18 crore in its debut Delhi-NCR project, a sign of how far branded builders are travelling from their home turf.

Oberoi Realty said on Monday it booked gross sales of about Rs 8,109 crore at Three Sixty North, its first residential project outside its home market, on Golf Course Extension Road in Gurugram. The company reported bookings for roughly 2.31 million sq ft of saleable area, equal to about 1.35 million sq ft of RERA carpet area, across 460-plus apartments in the launch phase. Configurations run from large 3- and 4-BHK residences to duplexes and penthouses, sized between about 5,500 and 13,000 sq ft, with tickets starting near Rs 18 crore.

For a builder long identified with Mumbai addresses such as its Goregaon East campus and Worli towers, the scale of the NCR opening is notable. Chairman Vikas Oberoi framed the entry as being "driven by philosophy rather than geography," and the response suggests appetite for trusted developers holds up even outside their base cities. It lands during a soft quarter for the sector, in which several large builders held back new launches.

Why it matters for the Mumbai market: the biggest listed developers are increasingly multi-city, and a strong out-of-town result can shape how a company allocates capital and management attention back home. For MMR buyers and sellers, the read-across is about competition for the same premium buyer and the same balance sheet, rather than a direct price signal for any local micro-market. Oberoi has said Three Sixty North will eventually run to seven towers, implying a multi-year revenue tail beyond this launch.

As always, a marquee headline number reflects one project on one weekend, not the wider market. It is a useful marker of demand at the top end, to be weighed against the more cautious sector-wide picture playing out this quarter.
