MMRDA lines up a Rs 9,950-crore loan to fund its Kalyan-Ulhasnagar metro extensions

The Mumbai Metropolitan Region Development Authority has invited expressions of interest from banks and financial institutions for a long-term loan of about Rs 9,950 crore to build two metro extensions — Line 5A (Durgadi–Kalyan–Bhoiwadi–Ulhasnagar) and Line 12A (Manpada–Kalyan). Together the corridors are planned to add roughly 19 stations and extend the network deeper into the Kalyan-Dombivli and Ulhasnagar belt.

The move follows an April cabinet decision that expanded the parent Metro Line 5 programme, raising its sanctioned cost to around Rs 18,130 crore from Rs 8,416 crore. Line 5 already links Thane, Bhiwandi and Kalyan; the 5A and 12A spurs are meant to knit Kalyan more tightly to Ulhasnagar, Dombivli and, over time, the Navi Mumbai side of the region.

For MMR property, financing milestones like this one tend to precede visible construction, and metro alignments have historically re-rated land values along their routes. The Kalyan-Ulhasnagar-Dombivli cluster has long traded at a discount to the western suburbs and Navi Mumbai's airport nodes, so committed transit funding is the kind of signal buyers and developers weigh when judging whether a corridor's connectivity story is real.

A loan tender is an early step, not a groundbreaking, and timelines for large metro works in the region have often slipped. Still, the scale of the borrowing underlines how much of the next phase of MMR's transit build-out is shifting east, toward the more affordable submarkets beyond Thane.
