The promoters of Notandas Realty, Mahesh and Harsh Jagwani, have acquired Villa Wilson, a Spanish-style bungalow in Juhu, for ₹135 crore in a deal registered this month. The property sits on a plot of roughly 1,038 square metres in one of Mumbai's most tightly held residential enclaves, a short walk from Amitabh Bachchan's Jalsa.

It is the firm's second marquee bungalow purchase of 2026, following the sea-facing Leela Bungalow, also in Juhu, bought earlier this year for about ₹221 crore. The stated plan for Villa Wilson is a boutique luxury residential project, with reported gross development value in the region of ₹600 crore.

The transaction illustrates how supply gets made in Juhu and the western seafront belt: with no vacant land, developers assemble bungalow plots one negotiated exit at a time and convert them into low-density, high-ticket towers. Each such deal also resets landowners' price expectations along the strip.

For buyers and sellers across the western suburbs' luxury micro-markets, the steady drumbeat of bungalow buyouts — this one days after a high-profile actor's Bandra West purchase — is a reminder that the top end of Mumbai's market remains liquid, land-hungry and firmly redevelopment-driven.
