MHADA's Konkan Board plans an 8,000-home MMR lottery, a third from private builders

The affordable-housing draw, expected within two months, spans four MMR municipal areas and folds in around 3,000 privately-built flats.

MHADA's Konkan Board is preparing a housing lottery of roughly 7,000 to 8,000 homes across the Mumbai Metropolitan Region, which officials expect to launch within the next one-and-a-half to two months. Notably, about 3,000 of the flats are being contributed by private developers, alongside the board's own stock.

The homes are spread across four municipal corporation areas in the MMR. The Konkan Board is one of MHADA's busiest regional units, covering Thane, Palghar, Raigad, Ratnagiri and Sindhudurg — a footprint that takes in several of the region's fastest-growing suburban and satellite markets.

With the MMR repeatedly ranked India's least affordable housing market, a sizeable draw of price-controlled homes is one of the few channels through which middle-income buyers can access ownership near the metropolitan core. Folding in builder-contributed inventory also shows how the state is trying to widen affordable supply beyond its own construction.

Final numbers, locations and pricing will be confirmed when the board formally notifies the lottery. For now it signals intent to keep affordable stock flowing into the MMR even as the open market tilts further toward premium homes.
