L&T Realty opens 60-storey Vayam bet on the Thane–Mulund seam

L&T Realty on July 16 launched Vayam, a 4.8-acre gated residential development at the seam of Thane and Mulund, on the Wagle Estate side of the boundary. The plan calls for four Art Deco-inspired towers rising past 60 storeys, together holding roughly 1,560 two-, three- and four-bedroom homes of about 700 to 1,500 square feet, many angled toward Sanjay Gandhi National Park.

The developer is stacking more than two lakh square feet of amenities across four dedicated levels — from an open-to-sky sports arena and temple garden to a library, play zones and seniors' spaces — with integrated retail at the base and sustainability systems such as greywater recycling and rooftop solar built in.

The launch extends a run of large branded projects along the Thane–Mulund corridor, where Metro Lines 4 and 5, the Thane–Borivali twin tunnel and ring-road works are re-rating an already dense residential belt. Big-ticket supply of this kind keeps the corridor's new-launch pricing premium-tilted even as older resale stock stays abundant.

Thane's registered-deal activity is one reference point to watch as the project moves from launch toward registrations in the months ahead.
