HSBC calls Adani's Dharavi rebuild one of India's biggest real-estate execution tests
A new HSBC Global Investment Research note frames the Adani-led Dharavi Redevelopment Project as one of the largest and most demanding urban-renewal bets in the country — rehousing more than a million residents and building over 1.25 lakh rehabilitation units across roughly seven to eight years. The bank's emphasis is on execution, not demand, as the central risk.
The scheme spans about 225 million sq ft, split between roughly 95 million sq ft of rehabilitation housing and 130 million sq ft of free-sale development. It runs as a public-private partnership, with the Adani Group holding 80% and the Maharashtra government 20%, after the project was awarded in 2022. Construction of around 30,000 units is expected to be under way in FY27, with the first building on Indian Railways land slated for handover in December 2026.
Dharavi sits about five kilometres from the Bandra-Kurla Complex, and HSBC's thesis hinges on the value of that free-sale component in one of Mumbai's most central locations. If delivered, a new mid-rise district with metro links and a transport hub would reshape supply and pricing across the central spine — from BKC and Bandra East to Sion and Matunga.
The caveats are real: phasing, rehabilitation eligibility and sheer scale make slippage likely, and free-sale inventory would reach the market only gradually. For now it is a multi-year story to track rather than a near-term supply shock.
