CIDCO trims prices as its 16,876-home mega lottery heads for a late-July draw

Rate cuts of about 10 per cent and a draw now expected by the end of July aim to move a large pool of unsold EWS and LIG stock across Navi Mumbai's nodes.
Finclara Dispatch · 26 July 2026

CIDCO's "My Preferred CIDCO Home" scheme, covering 16,876 affordable homes across Navi Mumbai's nodes, is approaching its computerised draw, now indicated for mid-to-late July after the election model code of conduct and administrative work pushed it past earlier dates. The offer combines roughly 9,249 newly constructed units with a fresh window for thousands of earlier applicants to reconfirm homes they had previously selected.

To move stock, CIDCO has cut prices by about 10 per cent in select categories — reductions of roughly ₹7-9 lakh on some units — after an earlier 26,708-home scheme launched in October 2024 left nearly 13,832 EWS and LIG homes unsold. Newly added LIG inventory at Kharkopar, near the Ulwe-airport belt, has been folded into the current pool.

Why it matters: this is the region's largest affordable-housing release in years, landing precisely where the airport, Atal Setu and metro extensions are concentrating jobs. Whether discounted EWS and LIG stock finally clears, and at what pace node by node, is one of the cleanest reads available on true end-user depth beneath Navi Mumbai's investor-driven headline market.

Applicants should verify node-wise price sheets, eligibility documents and possession timelines on CIDCO's official portal before the draw; earlier rounds saw wide node-level variation in take-up, and unsold-stock schemes reward careful comparison of location against price.
