Oberoi Realty books a record ₹8,109 crore at its first Delhi-NCR luxury launch

Oberoi Realty said it recorded gross bookings of about ₹8,109 crore at Three Sixty North in Gurugram — its debut project in the Delhi-NCR market — covering roughly 2.3 million square feet of saleable area. The Mumbai-headquartered developer, better known for its Worli, Goregaon and Borivali addresses, announced the launch in late June.

The scale of a single launch's bookings underscores how deep demand runs at the top of India's housing market, where premium and luxury homes have taken a rising share of sales even as affordable supply shrinks. Several large developers, Oberoi among them, held back new launches in the June quarter, front-loading expectations onto the rest of FY27.

Oberoi is one of the MMR's bellwether luxury names, so its capital discipline and launch timing shape supply in Mumbai's premium pockets. The company has flagged a roughly ₹2,500-crore new-project pipeline and is due to discuss Q1 FY27 results on July 20 — a print that will show whether Mumbai luxury demand is keeping pace with the headline set in the capital region.

A record out-of-state launch is a strong marker for the premiumization theme, but it is one project in one cycle. The more durable read for MMR buyers and investors will come from Oberoi's Mumbai launch cadence and pricing over the coming quarters.
