Mumbai Metro Line 3 — the Aqua Line — is now fully operational across its 33.5 km, 27-station run from Cuffe Parade through BKC to Aarey JVLR. The final Acharya Atre Chowk–Cuffe Parade section opened in October 2025, completing the city's first underground metro.

The line stitches the island city's job centres — Nariman Point, Worli, BKC — to the western suburbs. For housing, the interesting effect is rarely at the headline stations; it is the second-order pull on connected micro-markets as commute times compress.

Corridors like this tend to re-rate slowly, not overnight. The signal worth watching is registered transaction activity around the stations over the coming quarters — not the asking prices in launch brochures.
