MMRDA lets Godrej plug Vikhroli campus into Metro Line 4 for ₹10 crore

A ₹10-crore fee buys direct station access — and signals how Mumbai's metro will court private capital for last-mile links.

The Mumbai Metropolitan Region Development Authority has approved a direct foot overbridge connecting a Metro Line 4 station to the Godrej commercial campus in Vikhroli, in an announcement dated July 18. Godrej & Boyce has paid a ₹10-crore one-time, non-refundable development fee and will fund the bridge's design and construction in full, along with a further 6 per cent of construction cost as MMRDA supervision charges.

It is only the second private development cleared for direct metro access, after Oberoi Mall's link to Metro Line 7. A similar proposal from the Bharat Diamond Bourse on Metro Line 2B is under review; officials estimate direct access there could serve close to 40,000 users a day. The state has framed the policy as a win-win: better last-mile connectivity and higher ridership for the metro, plus non-fare revenue that shores up the network's finances.

For MMR property, the mechanics matter as much as the bridge. Line 4 runs down the LBS corridor from Wadala to Kasarvadavali, past some of the city's largest office campuses and redevelopment sites; a sanctioned route for plugging buildings directly into stations gives landlords along the alignment a concrete way to convert metro adjacency into footfall and rents — at their own cost rather than the exchequer's.

The benefit lands only when trains do: Line 4 is still under construction, so the bridge is a bet on the corridor's opening timeline rather than an immediate connectivity gain.
