Adani and a JSW-led group emerge top bidders for MHADA's 206-acre Mumbai cluster redevelopment

MHADA has named the highest bidders for three colony-redevelopment clusters totalling roughly 206 acres, opened on 2 June. Adani Properties emerged top bidder for Bandra Reclamation (about 98 acres) and Worli's Adarsh Nagar (about 34 acres), while a consortium led by JSW Steel — alongside Hanura Realty, Chandak Realtors, Premsagar Infra Realty and Vantier Realty — won SVP Nagar in Andheri West (about 74 acres).

The bids are not final. They go before a high-powered committee and then to the state government for clearance. Resident groups and societies from the three colonies have challenged the tender process in the Bombay High Court, with the matter listed for hearing in early June — a reminder that consent and rehabilitation terms still have to be settled.

These are prime pockets of central and western Mumbai, and the entry of large industrial-house balance sheets shows how cluster redevelopment is becoming a contest of capital as much as of construction. If they proceed, the projects would add substantial rehabilitation and free-sale housing in micro-markets where developable land is otherwise almost unavailable.

Schemes of this scale carry long, litigation-sensitive timelines. For now, the awards set the players and the acreage; how the rehabilitation and saleable components are structured will determine the supply that eventually reaches the market.
