Pune posts the sharpest launch growth as India's housing supply tilts to Maharashtra

Knight Frank counts 1.87 lakh homes launched in H1 2026, up 4 per cent, with Pune up 17 per cent and Mumbai up 8 per cent while NCR, Hyderabad and Kolkata pull back.

Developers launched 1,87,350 homes across India's top eight cities in the first half of 2026, up 4 per cent year-on-year, according to Knight Frank India. Pune led the country with a 17 per cent rise in new launches — the sharpest among major cities — while Mumbai added 8 per cent. Sales across the eight cities crossed 1.71 lakh units but were broadly flat, a trajectory Knight Frank reads as consolidation after four years of recovery rather than renewed acceleration.

The geographic divergence is notable: NCR, Hyderabad and Kolkata all saw launches decline, with NCR sales down 7 per cent and Kolkata eking out a 3 per cent sales rise on thinner supply. Homes priced at ₹1 crore and above made up over 60 per cent of new launches, extending the premium tilt in fresh supply.

Maharashtra's two big metros are, in effect, absorbing a growing share of the national pipeline. Knight Frank's chairman Shishir Baijal described a maturing market where developers are holding pricing discipline within a stable regulatory environment.

For MMR specifically, rising launches against flat sales is a combination that rewards inventory discipline. Absorption in high-supply corridors — Thane, Dombivli, Panvel and the airport-influence belt — is the metric to watch through the second half.
