DMart's parent pays ₹99 crore for four floors in Thane's Kolshet, buying not leasing again

Avenue Supermarts, the operator of DMart, has bought the ground, first, second and third floors along with basement parking in a commercial building at Kolshet, Thane, for ₹99.27 crore from Regency Shelters LLP. The transaction, registered on June 30, covers about 70,300 sq ft of built-up area, which works out to roughly ₹14,000 a square foot.

The purchase comes less than three months after the retailer bought a 1.7-lakh-sq-ft commercial building in Bengaluru's Panathur for ₹106.2 crore. Unlike most organised retailers, which lease their stores, DMart has consistently preferred owning strategic locations outright — a hedge against rental escalation that also anchors it in a catchment for decades.

The location choice says as much as the structure. Kolshet sits in Thane's Ghodbunder growth belt, where large residential townships have thickened the catchment year after year.

When a famously price-disciplined buyer commits ₹99 crore to owning space there, it reads as a long-dated vote on the corridor's consumption — and a reference point for commercial pricing in Thane's mixed-use projects more broadly.
