Dharavi's redevelopment enters its first hand-over year
The Dharavi redevelopment — a roughly 590-acre project run by a special-purpose vehicle in which the Adani Group holds the majority stake — is moving from groundwork toward delivery. The plan envisions rehousing close to a million residents in around 125,000 homes, split between Dharavi and sites across the wider Mumbai region.
The near-term milestones: first rehabilitation buildings targeted for hand-over by December 2026, with construction of about 30,000 units slated to begin in FY27. The blueprint also unlocks a large free-sale component and a multi-modal transport hub knitting together metro, bus and rail.
For the surrounding map, the significance is location. Dharavi sits between BKC, Bandra and the central spine, so this is as much a connectivity story as a housing one — with effects that will play out over years, not months.
It is early. The honest gauge of impact will be registered transactions in and around the area as supply and infrastructure actually land.
