CIDCO's ₹177-crore Nerul lease shows what prime Navi Mumbai land now commands
CIDCO has leased a prime Nerul parcel to Today Royal Developers for a one-time premium of about ₹177 crore, in a deed registered on July 10. The 5,785-sq-m plot — Plot 3 in Sector 52A, about 1.43 acres — carries a 60-year lease with a token ₹100 annual rent, a base FSI of 1.5, and permissions for mixed residential-commercial development.
The arithmetic is the story: the premium works out to roughly ₹3 lakh per square metre of land, or about ₹124 crore an acre, before a single approval or brick. Realisations at that level in an established node like Nerul imply a distinctly premium end product, and they set a fresh benchmark for what developers will underwrite across inner Navi Mumbai's remaining CIDCO plots.
The deal also fits the wider pattern of CIDCO monetising its land bank aggressively as demand consolidates around the operational Navi Mumbai International Airport and the Atal Setu link. Node land that sat quietly for years is now being contested by city developers looking for clean-title entry points into the corridor.
For buyers, the signal cuts both ways. Land cost at this level supports the case that established Navi Mumbai nodes are repricing upward, but it also means new launches on such plots will arrive well above the resale levels those neighbourhoods are used to.
