CIDCO's lottery for 16,876 affordable flats across Navi Mumbai has been delayed, with the computerised draw now expected in mid-to-late July rather than the earlier-anticipated window. Reports attribute the slippage to the model code of conduct imposed for the Legislative Council elections, along with administrative adjustments by the planning body.

The flats form part of a larger CIDCO housing push launched in December 2025, under which the authority had also trimmed prices in some schemes to widen affordability. Draft and final applicant lists have already been published, leaving only the draw itself to await the lifting of the election code.

Navi Mumbai's affordable pipeline is closely watched because CIDCO allotments anchor demand around nodes feeding the new airport and the NAINA growth belt. A delayed draw pushes back possession expectations for thousands of applicants and nudges some registration activity into the second half of the year.
