Airoli–Katai corridor's first two phases near opening, compressing the Navi Mumbai–Dombivli run

The first two phases of MMRDA's 12.71-km Airoli–Katai Naka elevated corridor are being readied for commissioning in July. The 3.43-km first phase, from Thane-Belapur Road to NH-4, is more than 92 per cent complete with finishing work under way, while the 2.57-km second phase connecting Airoli to Thane-Belapur Road is fully built. Officials plan to open both stretches together.

Once operational, the corridor shortens the Airoli–Dombivli road distance by roughly 10 km and is expected to cut travel time by 30 to 45 minutes, with officials projecting a Navi Mumbai–Dombivli run of about 15 minutes. It promises relief at chronic choke points including Mahape, Shilphata and Kalyan Phata, tying the Mulund–Airoli bridge, Thane-Belapur Road and NH-4 into one continuous link. The final 6.71-km leg to Katai Naka is 12 to 18 months from completion.

For housing markets, this is one of the more consequential road links in the region: the Shilphata–Dombivli–Kalyan belt carries some of MMR's heaviest new-supply pipelines, and commute-time cuts of this size have historically widened buyer catchments. The corridor also strengthens freight movement across the Thane-Belapur industrial belt.

Worth watching is how pricing in Kalyan-Dombivli responds relative to Navi Mumbai's established nodes as the commute gap narrows — connectivity premiums tend to get repriced quickly once a link actually opens.
